1. I have never stayed in a villa before, why choose a villa rather than a hotel?
Our Villa is very spacious offering you a living area, kitchen and dining area in addition to a games room and numerous bathrooms. As our villa has 7 bedrooms, it is much cheaper than paying for several hotel rooms. Rates are as low as £140 / $220 / €195 per night for the entire villa and that is inclusive of all taxes. Our villa also offers you your own private screened pool with Jacuzzi/Spa, which is open 24/7 and will not be crowded with hotel guests. There is also no need to worry about parking, as there is a large drive with ample space.

2. How many people can stay in the villa?
A villa will sleep two people in each bedroom, plus two people on a queen size sleeper sofa, for a total of 16. This is the maximum number of guests permitted in the home due to Florida State Law(Children under 3 years old in a crib are not part of the 16 people allowed).

3. Can two or more families share?
Absolutely! In fact many of our bookings are for multiple families. There are 7 bedrooms and 4 bathrooms, 1 King & 1 Queen en-suites, a further queen sized, 1 double and 3 further bedrooms, each with twin beds. The living accommodation is also very spacious with a large family area, 2 dining areas, a fully equipped kitchen, snug room and a fantastic games room.

4. Is the villa suitable for children?
Almost all of our guests are families with children of all ages. When the youngsters are not out and about there is a large swimming pool and games room, which is fitted with a pool table, air hockey, foosball and a Playstation2 with lots of games in the snug room upstairs. The family room contains a large 51" cable TV, DVD/VHS and music system. There is also a cable connected TV in every bedroom.

Cots, high chairs and strollers are also available for younger children...FREE OF CHARGE. A additional safety screen is provided for erection around the pool to separate the pool & patio area. It is the guest's responsibility to ensure that this screen is erected.

5. Do I need to take towels or bed linen?
Our villa is fully furnished and include towels and bed linen. Our onsite laundry area includes a washing machine and tumble dryer and is available for your use throughout your stay. Guests are asked not to take the villa towels when going to water parks or to the beach, you will need to take your own beach towels (rental towels are generally available at the water parks).
Clothes Hangers are also provided in each wardrobe.

The cleaning team will leave soap and toilet paper for your arrival convenience. Further supplies are your responsibility during your stay. It is not necessary that you replace these items before your departure. Please note that we do not provide dishwasher or laundry detergent.

6. Is maid service included?
The home will be cleaned prior to your arrival and will be cleaned once again when you leave. The villa is self-catering and is equipped with a washer and dryer, dishwasher, vacuum cleaner and mop. If you require additional cleans during your stay this can be arranged for an additional charge (see Rates). Just let us know and we will be pleased to arrange this for you.


7. What does the kitchen contain?
The kitchen is very well equipped and has everything you need. From crockery to cooking utensils, even tupperware for those family picnics or days away. You can save money in preparing snacks or meals in the villa instead of eating out all the time.

8. Why should I book the villa direct with the villa owner?
Our villa is privately owned and you will find booking direct with the owner is the most cost-effective way (no middle men to worry about). You can also see the exact villa that you will be staying in and its individual furnishings so there are no surprises when you arrive. We are available to answer any queries, however small or trivial, in order that your stay is 'hassle' free.

9. Where is the villa located?
Check our location page for a map of the Orlando area. Orlando Lake Villa is located in Crescent Lakes giving excellent access to Orlando's attractions. Disney itself is only about 20 minutes drive. Villa directions will be detailed in the 'Info Pack', which you will receive following a confirmed booking.

10. What amenities are there nearby?
There is a large Wal-Mart store just minute's drive away together with a large array of fast food outlets and restaurants, on the 192. You are also very close to many magnificent golf courses. Children's playgrounds, nature walks and fishing are just a few of the many amenities nearby. Please read our 'Area Information' page to find out more.

11. How do I book the villa?
Just complete the Enquiry Form with the dates that you are interested in and we will confirm if they are available. We will provisionally hold those dates for 7 days pending receipt of deposit. Once deposit is received we will send you confirmation, along with a Booking Form and Terms & Conditions. Both of these must be completed and returned to us prior to your holiday.



12. What are the accepted methods of payment?
We accept cheques in Sterling, Euro & US Dollars, or if you prefer to pay by credit card we can accommodate this also. Please note that there is a 3.5% surcharge on credit card payments.

13. When is the balance of the holiday payment due?
The balance is due 10 weeks prior to the start of your holiday. This will include the security deposit and any additional options requested, e.g. pool heating. Once this payment has been received we will send a receipt and final booking confirmation together with an 'Info Pack'. Where booking is made within 10 weeks of departure date, full rental payment, plus Security Deposit and any 'Additional Options' charges, must be sent with your booking form.

14. What is the security deposit?
The deposit is £200 / $300 / €300 regardless of the length of your stay and is fully refundable within 30 days of the your departure from the property assuming there is no damage. Should loss/damage occur, a deduction will be made to the amount of replacement/repair and the balance returned to the you. In the event that any damage or loss is assessed to be in excess of the amount of Security Deposit collected, you will be held responsible for full reimbursement of the outstanding amount.

15. Do I need pool heating?
Pool heating is recommended but not compulsory, for stays between October & March however it can be ordered for any month of your choice and should be requested on the Booking Form - there is a 4 day minimum period for pool heating.

16. Does the villa have its own phone?
The villa has its own phone - local, long distance AND International calls are free.

17. Where do I collect the key to the villa?
Full details will be provided once your booking is confirmed. However, there is no long journeys or waiting for agents to open the doors. You will be supplied with the keys directly.

18. What are the check in and check out times?
Check In time is after 4:00pm local time on your arrival date. Check Out time is before 10:00am local time on the day of your departure.

19. Do we need travel insurance?
It is strongly recommended that you, and all members of your party, take out holiday travel/medical insurance to cover cancellation fees and any other losses that may occur.

20. What if something goes wrong?
Our villa is managed by a local management company who operates a 24 hour emergency service. If you encounter a problem there is no need to worry as help is at hand.
